Terms, Conditions & Pricing Policy
Fully compliant with NYC HIC & DOB standards. Designed to protect you and ensure transparent, safe work.
1. Pricing Assumptions
- Prices based on typical 1–2 family NYC homes with standard access.
- Pricing is for labor only unless explicitly stated.
- Premium or custom materials are always billed separately.
2. Written Proposals
- Every project receives a detailed, line-item written proposal before work begins.
- No verbal pricing is binding.
- Work begins only after signed approval and deposit.
3. Unforeseen Conditions
- If hidden damage (rot, mold, leaks, asbestos, illegal plumbing/electrical) is found, work will stop immediately.
- We are not responsible for pre-existing defects or code violations.
- A revised estimate will be issued for approval.
4. Change Orders
- Any work requested outside the original scope requires a written change order and updated price.
- Client must approve in writing before additional work proceeds.
- No "assumed" work is included.
5. Access & Responsibilities
Homeowner must provide:
- Safe access to work areas and clear pathways.
- Legal parking, water, and electricity.
- Removal of personal belongings.
- $95 rescheduling fee may apply if access is blocked.
6. Safety & Lead Certification
- We are an EPA Lead-Safe Certified Firm. We are trained and authorized to renovate homes built before 1978 safely.
- We do not perform Asbestos Abatement or live gas line plumbing. These require separate specialty licenses and will be subcontracted if needed.
7. Deposits & Stop-Work
- Projects over $1,000 require up to a 25% deposit.
- Balance due upon completion of milestones.
- We reserve the right to pause work if payments are not made on schedule.
- No payments = No warranty.
8. Permits & Filings
- DOB permits, inspections, TR1 sign-offs, and engineers are not included unless explicitly listed.
- These are priced separately based on project scope.
9. Photo Documentation
We may take photos of before/after work for records and marketing unless the client opts out in writing prior to the appointment.
10. Warranty
- Standard 90-day workmanship warranty on labor-only tasks.
- No warranty on owner-supplied materials or pre-existing structural issues.
11. Delays
Hammer Brick & Home LLC is not responsible for delays caused by weather, material shortages, or unsafe site conditions beyond our control.

The most recent version of terms published on this page overrides all earlier versions or verbal discussions.
